While Sapphire’s initial development program included eleven 1-bed, 1-bath units and two 2-bed, 2-bath unit within a below grade garage and four floors above, Sapphire was able to enhance the development program to include car lifts in the underground parking garage and received a height and F.A.R increase through the density bonus program which enabled the accommodation of  3 1-bed 1-bath units and 10 2-bed, 2-bath units with the top floor (PH floor) being a 3,000 SF luxuries PH unit.

This enhanced development program significantly enhanced the project’s profitability.
